Another record-breaking month in Hamilton-Burlington

The Hamilton-Burlington area is “deep into a seller’s market,” according to a recent report released by the Realtors Association of Hamilton-Burlington (RAHB). June marked the third month in a row during which the two cities posted record-breaking sales.
2,062 properties were sold during June, 31 percent more than June of 2014 and a whopping 43 per cent above the historical average for the month. There were 2,526 properties listed in June, an increase of 12.9 percent compared to the same month the year prior.

In Hamilton specifically, listings were up 18.7 percent and sales were up 27 percent, from 857 in June 2014 to 1,089 in June 2015. Average price increased 9 percent, from $337,484 to $368,044. Average days on the market decreased from 35 to 25.

In Burlington, listings decreased by 3 percent, but sales were up 29 percent, from 340 In June 2014 to 448 in June 2015. Average price increased 7 percent, from $537,720 to $576,244. Average days on the market decreased from 31 to 27.

The average price of freehold properties showed an increase of 10.4 percent compared to the same month the previous year; the average sale price in the condominium market increased by 8.2 percent when compared to the same period.

Year to date, sales are 14 per cent higher compared to the same period last year; listings are 7.1 per cent higher than last year and the average sale price is 8.4 per cent higher for the period.
